A one-bedroom apartment usually makes the most sense if you live alone and want to keep costs down. A two-bedroom is often the better value if you have a roommate, work from home, or need extra storage. At The Mayfair, one-bedroom apartments range from about 829 to 947 square feet, and two-bedrooms range from about 1,148 to 1,263 square feet, each with two bathrooms.
At The Mayfair Gainesville, we are happy to help you compare options. To talk through what fits your lifestyle, reach out to our team or call (352) 268-1865.
How do the one-bedroom and two-bedroom floor plans compare in size?
Our one-bedroom floor plans give you between roughly 829 and 947 square feet. Our two-bedroom plans range from about 1,148 to 1,263 square feet, and every two-bedroom includes two full bathrooms.
On the one-bedroom side, The Gator is about 829 square feet, The Sage about 860, The Hammock about 916, and The Solis about 947. That is a generous amount of room for one person or a couple sharing a bedroom.
For two bedrooms, The Palmetto is about 1,148 square feet, The Laurel about 1,176, The Sawgrass about 1,233, and The Canopy about 1,263. The jump from our largest one-bedroom to our smallest two-bedroom is around 200 square feet, plus a second bathroom.
Square footage is approximate, and floor plans can change, so it is worth looking at the layouts closely. You can compare each one on our floor plans page.
Which plan costs less per person?
If you live alone, a one-bedroom almost always costs less overall. If you are sharing with a roommate, a two-bedroom often works out cheaper per person, since you split the rent on a larger home.
The math is simple. Take the monthly rent for a two-bedroom and divide it by two, then compare that number to the rent on a one-bedroom. For many roommates, the per-person cost of a two-bedroom ends up lower than renting separate one-bedrooms, and each person still gets a private bedroom and bathroom.
Do not forget shared costs. Utilities, internet, and renters insurance are often easier to split in one larger home. Some extras, like a garage, can also be shared.
Pricing changes with availability, so check current options before you decide. You can see what is open right now on our apartment rentals page, and our leasing team can walk you through current pricing and any specials.
Is a two-bedroom better for roommates or working from home?
For most roommates, yes. Two bedrooms and two bathrooms give each person privacy, and that makes daily life much smoother. For people who work from home, a second bedroom can become a dedicated office with a door you can close.
Routines matter as much as square footage. Two friends were deciding between floor plans and already knew where their furniture would go. The conversation got more interesting when they talked through their days.
One worked night shifts at a restaurant. The other got up early to work out before her job, and she usually played music while making breakfast. That narrowed down which floor plan would work best for both of them.
If you work from home only part of the week, a one-bedroom can still work. Our business center and conference rooms give you space for calls and focused work outside your apartment.
How much storage do you really need?
Think about what you own now and what you will add over the next year. Bikes, sports gear, seasonal clothes, and work equipment take up more space than people expect.
A one-bedroom suits renters who travel light or are comfortable keeping things organized. A two-bedroom adds flexibility, since part of the second room can hold storage, a desk, or a guest bed.
The Mayfair also helps with storage beyond your apartment. Garages are available, there is dedicated bicycle storage, and package lockers keep deliveries secure until you get home. Every home includes a washer and dryer, so laundry never means hauling baskets across the property.
Other features help either plan feel comfortable: quartz kitchen countertops, stainless steel appliances, central air, and a balcony or entry patio. Community amenities include a resort-style pool, fitness center, coffee bar, and walking and biking trails.
Why should you tour your top choice in person?
Because floor plans on a screen cannot show you how a space feels. Walking through lets you see the light, check closet sizes, and picture where your furniture and routines will fit.
Bring measurements of your bed, couch, and desk. If you have a roommate, bring them too, and talk through where each of you will spend your time. Pay attention to how the bedrooms and bathrooms are arranged, especially if your schedules are different. Our team can show you more than one plan in a single visit.
Our location near I-75 makes it easy to get here, and the leasing office is open Monday through Friday from 9 am to 6 pm, and Saturday from 10 am to 5 pm.
